Structures start at $20,000. Most of what we build is engineered to the property rather than pulled from a catalog, because the lot, the roofline and the city all change what the structure has to do.

What changes from one city to the next
Permits and plan check: Most cities in Orange County require a permit for an attached cover. Each one runs its own plan check with its own timeline and its own corrections. We prepare the stamped calculations and walk the submittal through, city by city.
Architectural review: In Irvine, Newport Coast and Rancho Santa Margarita, the HOA reviews before the city does. Finish, profile and post placement all get looked at. We build the drawing package those committees expect.
Salt air: Within a few miles of the water, the finish spec changes. Coastal rated powder coat and stainless fasteners are standard on anything we install in Newport Beach, Laguna, Dana Point and Palos Verdes.
Wind and slope: Ridge lots and bluff properties carry loads a flat tract lot never sees. Footing depth and post sizing come from our engineer, not from a span chart.
