Four Cities, Four Sets of Rules
The peninsula is not one jurisdiction. Each city runs its own plan check, and several neighborhoods carry architectural review that sits above the city process. View preservation is taken seriously here, and a structure that blocks a neighbor’s sightline will not clear review regardless of how well it is built.

ENGINEERED FOR BLUFF CONDITIONS
Wind and Salt on the Same Property
A bluff lot carries wind loads a flat inland property never sees, and the exposure comes from open ocean rather than across built up ground. Post sizing, beam depth and footing depth are calculated per property by our engineer. Nothing here comes off a span chart.
The finish spec changes too. Coastal rated powder coat and stainless concealed fasteners are standard on everything we install on the peninsula. Aluminum does not rot, warp or corrode the way steel and wood do in a marine environment, and the powder coat is baked rather than painted on site.
Slope adds a third factor. Hillside and bluff adjacent footings are sized against the soil and the grade, not against the footprint of the structure.

Motorized Louvered Roof Systems
Aluminum blades rotate through 160 degrees on a concealed drive, sealing edge to edge against rain and opening flat for full sun. Wind sensors close the roof automatically, which on an exposed bluff is a structural feature rather than a convenience.
Custom Aluminum Patio Covers
Attached, freestanding or cantilevered. Concealed drainage runs through the beam and down the post, so nothing interrupts an ocean view with a gutter line.
Architectural Pergolas
Open structures detailed to frame a view rather than crowd it, suited to terraces and bluff edge entertaining areas.
